Why do I need an EPC?
Every dwelling whether new build or not must now under go whats known as a reduced data (rd) SAP assessment in order to generate an EPC (Energy Performance Certificate) when either sold or let if one hasn't been conducted already within the last 10 years. As such an EPC is valid for 10 years from the date of production.
Landlords
From April 2018 all properties that are privately rented must now meet a minimum E rating on an EPC.
If this isn't achieved we can offer cost effective solutions not necessarily included on the EPCs automatically generated recommendations.
What is an EPC assessment?
A rdSAP assessment still ultimately calculates a figure ranging from 1 – 100+ with energy bands A-G assigned as seen in the example rating graph below. The rating provided by the rdSAP software assessment denotes the energy efficiency of the building that has been assessed; the higher the rating, the more energy efficient the building is according to rdSAP assessment. EPCs must be provided by an appropriately qualified and accredited Domestic Energy Assessor (DEA), who will use the latest approved rdSAP software to calculate and produce the EPC.

As of 19th September 2020 launched both a new certificate and EPC register. EPCs are no longer fixed downloadable PDF files and should be viewed as live online documents within a webpage. The idea behind this is that EPCs will now continuously update both estimated energy costs as fuel prices change and new or more cost effective improvement recommendations become available. Check if you have a valid EPC
You can check if your property already has a valid EPC by following the below link and simply following the on-screen instructions. If your house number or name isn't listed then theres no EPC for your property. Please contact us and we're more than happy to help provide you with a survey and EPC.
